Pavones Real Estate News: 2010 Wrap Up

This last year has been the dogs for real estate transactions in the Pavones area.  Nothing sold, nothing closed, real estate brokers shut their doors.  Until now.

A few sales have already closed in December.  A few more are scheduled to close before the new year.  Prices span from ~$25,000 to ~$1 million.

As a sales strategy, a "price richly, then cut it in half" might be the key to finally moving a prime development property in Cocal Amarillo called "La Onda," which is now offered at $3.2 million after price reductions totaling ~50%.  Other properties that were initially priced above the market have since come back in-line with market conditions, with a couple of properties finding buyers at reduced prices.

December's sales activity does not constitute a rebound.  It could be a sign that the worst has passed.  The coming buying season (January to July) will provide direction.

Disclosure:  Good Morning Pavones is sponsored by Encanto, Costa Rica, a planned real estate development in Cuervito de Pavones.

  1. It will become distressful if they didn't sell any property for the whole year round.
